Mortgage qualification calculator

Check whether you qualify for a mortgage: we calculate your GDS and TDS ratios at the qualifying rate and show which lender types fit.

Updated October 7, 2026

How is it calculated?

GDS = (mortgage payment at the qualifying rate + property tax + heat + half of condo fees) ÷ gross monthly income. TDS adds your other debt payments.

What should I do with the result?

Use it to set a budget or a target rate, then let lenders bid on your actual mortgage. Bids include rate, penalty method, prepayment and fees, so you can compare the full cost.
